We document everything and send a detailed report after every visit.

EMS uses a flat monthly retainer that covers your scheduled stewardship visits, detailed reports, and vendor coordination — with no markups on contractor invoices. Pricing is custom to each home based on size, systems, and scope of care. We're happy to discuss specifics during your complimentary home assessment.

We believe great service earns long-term relationships, not contract lock-ins. We do ask for a short initial commitment so we can learn your home properly, but our clients stay because the service speaks for itself — not because they're required to.

No. EMS does not mark up materials or contractor invoices. Our fee is your flat monthly retainer, and any vendor or contractor costs pass through at the actual rate. Transparency is a core part of how we operate.

We document the issue with photos and notes in your visit report, and reach out with our assessment and recommended next steps. For urgent situations — active leaks, security concerns, or storm damage — we contact you immediately. You make every decision; we handle the coordination.
